The flat
Cool, quiet, and properly finished
Our family bought this studio as a base for our own visits to Athens, and we let it the rest of the year. We chose it for the location, the walk to the metro, and the building — a classic Athenian apartment block with marble stairs and a planted courtyard.
It sits at garden level, one flight down from the street, which is why it stays genuinely cool through July and August and why you hear the tree outside rather than the traffic. A curved bay of windows opens onto the courtyard and brings in more light than you would expect. The whole flat was stripped back and rebuilt in 2025 — new bathroom, new kitchen, new electrics.
One large room holds a double bed, a small dining table, a full kitchenette and a smart TV; the bathroom is separate, with a walk-in shower and a heated towel rail. Cleaning and laundry are done by a professional crew between every stay.

Arrival
Finding the door
The flat is easy to reach and slightly easy to walk past, so here is the route. You get the lockbox code and photographs of each step by message before you travel — we do not publish them here.
Come to Omirou 54. The lockbox with your key is on the left of the entrance, partly hidden behind a pipe. Yours is the top box.
Once inside the building, take the stairs down one flight.
Push the glass door at the bottom and walk along the corridor.
The flat is apartment Δ2. Welcome.

The honest small print
Check-in & out
Check-in from 14:00, checkout by 12:00. Self check-in with the lockbox, so late arrivals are no problem. Ask about earlier or later and we will do what the calendar allows.
It is garden level
One flight of stairs down from the street, no lift. That is the trade for the courtyard, the quiet and the cool — but it means the flat is not step-free.
Two guests, one bed
36 m² with a double bed. Two guests maximum, and we mean it — the building is residential and our neighbours live here year round.
Quiet hours
23:00–07:00. No parties or events, no commercial photography, no smoking indoors, no pets.
Parking
White street bays are paid visitor parking during controlled hours; blue bays are residents only. There are private garages nearby — ask and we will point you to one.
Before you go
Two things: switch the boiler off at the electrical cabinet, and put the keys back in the lockbox you took them from. That is all.

How do I pay, and when?
You send the dates, we confirm they are free and quote the total. Payment details come with the confirmation. Nothing is charged from this page.
Is it cheaper than the Airbnb listing?
Yes — 7% less for the same dates, and no platform service fee on top. Open our Airbnb listing in another tab and compare before you write; we would rather you checked.
Are there taxes or fees on top?
One, and it is not ours: Greece charges a climate resilience levy on every short-term stay — €8 per night from April to October, €2 from November to March. We collect it at the flat and hand it to the state. It is identical whether you book here or on Airbnb.
Can I cancel?
Tell us as early as you can. We will always try to be reasonable, and we confirm the cancellation terms in writing with your booking so nothing is ambiguous.
Is the flat noisy?
No. It faces an interior courtyard rather than the street, one level below the pavement. Guests consistently say the quiet is the surprise.
How hot does it get in August?
Less than you fear. Being at garden level keeps it naturally cool, and there is air conditioning and a fan for the worst afternoons.
Can I work from here?
Yes — 300 Mbps fibre, a table by the window, and quiet during the day. It is a studio, so it suits one person working rather than two on calls at once.
Do you keep luggage after checkout?
Usually yes, if the flat is not turning over the same day. Ask us and we will confirm.
